This is a market where watching the value metrics (like price per square foot) can provide insight that you don’t get at first glance. Despite the fact that home prices are rising fairly consistently, the price per square foot of homes listed is declining. Often this can be attributed to new and remodeled homes on the market. Buyers in the area are paying more but also getting more for their money.

Examining the trend of condominiums sales for the last 12 months should make us nervous. High-rise developments downtown account for the increasing inventory numbers. The number of condos FOR SALE has increased nearly every of the last 12 months. This alone is not cause for concern, until you look at the graph below and follow the trend of SOLD/PENDED condos.

The Affordability Index

This is a rather strange indicator of how affordable the homes are in a given area—strange primarily because it makes assumptions that may or may not be true. Generally, the index notes the amount of income needed to purchase an area’s median-priced home in a transaction with a 20% down payment and an institutional mortgage loan for the balance of the purchase price.
